Crucial Success Skills Forged Through My Journey

Discipline, creativity, perseverance, and a proactive approach are some of the key attributes that have helped me excel in my career spanning over two and a half decades. I have always made it a point to read on varied subjects and learn from everyone I encounter. Working in the real estate and construction sector requires interacting with a diverse range of people, from senior management to sales executives, investors, construction supervisors, and even labourers and their union leaders. This has helped me understand the psyche of different individuals and lead large teams positively, even in challenging situations, to deliver the best results. Remember, learning from others and being disciplined and creative can take you a long way in your career.

Crafting Creative Opportunities from Every Challenge

Even the most revered gods faced challenges to achieve their status. As humans, we too face challenges day in and out. The key is to deal with situations proactively and people patiently. Every problem has a solution, and it's up to us to draw a decision tree to understand the pros and cons of each decision. When dealing with situations, it's essential to understand the costs involved, not just financial costs but also emotional and sentimental costs. It's about creating a win-win situation while minimizing damage. 

However, sometimes a win-win solution isn't possible, and in those cases, it's about taking people into confidence, understanding their perspective, and letting them learn as well. Dealing with teammates, clients, vendors, and investors requires evaluation of how far we can stretch to find the most feasible solution. Negotiation skills are crucial, and sometimes taking a step back can lead to long-term wins. It's about-facing challenges head-on, taking calculated risks, and leading life rather than leaving it. Life is a school for all of us, and we should always keep learning.

My Impact

As a project manager, I've had the opportunity to work in a variety of areas, from rural and tribal to urban and developed regions in India and beyond. This work has allowed me to create direct employment opportunities and improve the living conditions of workers and their families. One of my proudest accomplishments has been teaching financial acumen to rural and semi-urban communities during land acquisition, helping them save, invest, and spend wisely. 

Beyond this, I've made it a priority to contribute positively to village life, resulting in long-lasting relationships with the people I've worked with. In addition to my work in Urban India, I've also planned and executed projects in some of the most poor and remote regions of the country and creating basic infrastructure and facilities for senior citizens in Canada. I'm passionate about using my skills to make a difference in communities around the world.

Scaling New Heights in Personal and Professional Triumphs

Success is defined as the accomplishment of any goal you have set for yourself. Whether it's for the day, for a year, or your lifetime, it's important to have something to strive for. As humans, we are blessed with this form of life, which is much better than any other creatures. For me, success is about continuous learning and unlearning, and being able to contribute to our planet, our nation, and all those who have helped me in life in any form. While financial success may be necessary to sustain ourselves, true satisfaction comes from doing something worthwhile and bringing smiles to people's faces. Let's focus on achieving success that goes beyond financial milestones. Let's strive to make a positive impact on the world and those around us.

The Synergy Between My Path and Recognition Values

My higher education journey was all about creating something worthwhile for various stakeholders. While many opportunities were available with short-term benefits, I chose a path that would streamline my efforts to create a platform for the democratization of the sector I have strived for more than two decades. As a civil engineer, project manager, and eventually an asset manager, investment manager, and entrepreneur, I have taken the prevailing issues head-on. 

Instead of exploring and exploiting the market to enhance the valuation of my startup, I directly approached the Prime Minister’s Office, Finance Minister, SEBI Chair, and IFSCA to change Status-Quo. By writing a white paper on issues and probable solutions and why it is doable by changing the existing laws, I was able to convince the FinTech regulators to form an Asset Tokenization Committee to form new laws and regulations. 

My goal is to democratize the opaque sector of real estate and infrastructure, where small investors who pay in the form of user fees and taxes are hardly aware of and not able to participate and benefit directly by investing, while the sector keeps craving for funds. I developed a global technology platform for the sector, allowing all investors to access the sector directly, transparently, and with 24x7 accessibility. This platform is inclusive for all, creating a win-win situation for all stakeholders, including government, regulators, investors, and the economy at large.
